Appraisals: The facts about Real Estate Appraisals
Who are appraisers really working for even thou the buyer pays them.
Some people are confused about appraisals and often think of them as a home inspection.
This report will go over why appraisals are necessary on home purchases where a loan is
required. The buyer pays upfront for the appraisal which is usually a few hundred dollars.
An appraisor is hired to give their professional opinon concerning the market value
of a specific home. These appraisor must be licensed in the State of California because this
jobe requires specific methods and approaches to determine the current market value. The report will
explain a bit more detail on appraisals.
The listing agent did a comparative market analysis to determine the asking price
of the home. Once an offer has been accepted, then a hired appraisor give a proferrional opinon
of the value. The appraisors value is used by the bank for loan approvals and the buyer and seller may
use the value to renegotiate the price and/or terms. So the apparisors value is an part of the
buying process.
