Can now check for Pinon Hills homes For Sale over
the Internet. By using Paula's web site, buyers can on-line check pricing o homes,
neighborhoods and choice of homes using our FREE public access to the MLS (Multiple Listing Service).
In most transactions the buyer's Realtor® gets paid by the seller, so
avoid using the seller's Realtor® and get a separate Realtor® who is fully dedicated, loyal and
works hard to represent just the Pinon Hills buyer. It makes good sense...
In buying Pinon Hills homes is to get pre-approved by a
mortgage lender. Pre-Approval saves time because the buyer and Realtor® can look for homes
within the buyers price range. This applies to both exisiting homeowners and first time
home buyers. Sellers also want to know up-front if the potential buyer is qualified.
Using Paula's web site, search the MLS for homes
within your price range that appeals to you. You can search by city, zip code, price, bedrooms,
bathrooms, sq ft and so on. Once you find some homes that you like, then call Paula.
Be sure to get the MLS listing number.
Having the listing number, Paula can provide more
details about each home. Visiting homes can take hours and can be very tiring. To simplify the
process, we only want to visit 3-5 homes. So by eliminating homes that do not fit your lifestyle, we
can focus on your new home. Paula's process makes home buying fun...
Most lenders require an appraisal (actual home value by a licensed appraiser)
on any home your looking to buy. The appraisal is used to determine the value of the homes based on recent sales and
other factors. Once an offer is accepted on a home, the appraisal needs to be ordered. The buyer pays for the appraisal.
This is a important step because the appraisal value will be used by the lender to determine the loan amount, interest rate,
payment, etc.
The Buyer should alway pay the appraiser directly and not through the lender. When
the buyer pays the appraiser directly, the buyer owns the appraisal. If the appraiser fee is paid through the lender, then
the lender own the appraisal and chances are the lender will not release the appraisal if the buyer decides to change lenders.
The buyer pays either way, except the buyer can use the appraisal for more than one lender.
